August 23, 2025 Weekly Update

To everyone for all the kind words on emails that have gone out.

We have a lot of new owners (over 30 lots have transitioned this year) and lots of new people in the park(renters) and with that it brings challenges that come with our ever-changing community. 

But a lot of the conversations come with one word “Respect” just want to respect the park, just want people to respect my place…….

Thought I would put out some reminders!!!

Respect our Park and the Amenities we have

Doggie Park – what a blessing to have a place to sit enjoy a visit with other owners and watch you little “Robbie or Dexter” rip around and have some fun!!! Please respect this area PICK up your pups Deposit.

Green Space – Great place to have a family picnic or visit with family and friends, shade trees, great sunshine weather, green grass what can be better than our community green spaces!!  - please do not park on the grass in this area and be respectful and pick up your garbage

Garbage Area - we have an amazing park and lots of great features that we would like to continue to utilize! Please respect the garbage area, only items that are permitted should be placed in the bins or garbage area.  Continued monitoring will happen and fines will be applied to lot owners in breach of the garbage guidelines of the park.

Pool Area – We have such a beautiful pool and hot tub area, and it has been well utilized, such a blessing to have some staff who live in the park take the time to make sure we are in compliance with AHS so we can continue to enjoy this pool. Please do not bring food in the pool area, or jump in the pool, monitor your children and be respectful of others in the pool. FOLLOW THE RULES posted on the fence

Leviton is now up and running thank you all for your patience and understanding during this time of adjustment, now that it is up and working we can now begin to be confident on our personal usage of power, we do have one lot owner who is amazingly talented with this and keeping me in check, he has made this transition one that we can say confidently that it is working properly, he started day one with me and challenged me on every single aspect of this system, he created Pivotal tables and spreadsheets and would check with me daily then weekly and now at the end of each month and we are within .003 of each meter calculation with him.  He has been truly as huge support on this system, and the park has lots of members that challenge and chat with us which keeps all of us on our toes but also keeps things consistent and on track for all of us.

Respect People & Property

Please remember we are a very tight community and lots of people who just need a helping hand or maybe just a warm SMILE. Our “Good Neighbor” program is facilitated by a wonderful owner, and she is so happy to help anyone who expresses and need or concern.

Please do not walk on other owners’ lots or allow your pups to do their business on these areas, owners do take lots of pride in ownership and we have some very beautiful lots in the park and Owners are very proud of the work that they have put into their lots, lets respect them and the park.

Do not let your pets run free, ALL DOGS AND CATS must be on a leash if outside of your unit.

Business Permits – the County has now allowed us to have home based business in the park with some restrictions but what a great way for owners to connect and show off some of the talents that they have had for years and now have a community to express and show their talents and or do something that they love in a park that has support from the owners. Please stop by the office for more information.

  • Fun night with Music August 30 with sounds like amazing food and great atmosphere!!!

  • Still lots of daily events to enjoy, bingo, sewing club, poker nights, game nights, walk fit, and many many more.

Such an amazing Social Club and we truly appreciate the time they are putting in to keep all these events happening for us

Our Pool hours will be going back to closing at 9:00 pm starting Monday August 25, 2025,

as Jack quoted me this morning -  “suns going down at 8:31pm now you know” lol

Weekly Update Information

July 8, 2025, Meeting Minutes are now posted on the Website along with the Country Lane Estates “Surveillance System Policy and Implementation Documents”

We have added a new section under the “Member Login” for “General Information” that will have the current emails that have been sent out to the Park on a weekly basis for your review and location of information that has been sent out to the Park.

Pets

Several complaints have reached the office in regard to pets without a leash in the park.  Please note if you have a pet DOG or CAT they are required to be on a leash at all times. When on a long leash please be aware of the area they are in as not to trespass on Lot owners’ properties.

You are required to also pick up your pet’s “Deposit”.  Please be considerate of Lot owners that have a “No Squatting” or marking on their lawns. 

Do not let your pets roam freely at night when you feel no one is watching. We have had several complaints in regard to dogs roaming at night and leaving a “deposit” on other owners’ properties.

Architectural Committee

The Condo Corporation will be establishing a committee to oversee and review all “Lot Improvements” Lot reviews for Presale of lot and other Lot concerns in the park. We are looking for 6-8 volunteer members/owners in the park who would like to be part of this project.  It will be irregular, not full time.  We have attached our Architectural Sub-Committee document for your review (attached to your email on August 9, 2025)

As we have all had a very busy July a few things that we wanted to clarify and information to pass along - I will try to keep things short and brief!!!

Leviton

Many of the owners received a second invoice from Leviton this past week and it was an error in the system and has since been cleared up.  We are constantly working with Leviton to create an effective system going forward.

Your payments for the June Electrical billing invoice - you can make Payments payable to Country Lane Estates via e-transfer to payments@countrylaneestates.ca.  If you are on the PAD agreement system your payments will process on the 5th of August after the long weekend.

Please do not send payments to Leviton they cannot accept them, and your payment will be lost in their system. 

PLEASE make sure you add your Lot # and name on the e-transfer we have had several owners that have put no indication of Lot # or name.

Most e-transfers have the owners name, but some have chosen to only add variation of their names ie. First name only which creates a lengthy process for me to figure out which person to apply the credit to.

Any payments that were doubled pay due to the invoicing error this week will be applied to your next electrical invoice.

The invoice that was sent out on July 23, 2025 is the payable invoice for your electrical.

We do apologize for any confusion this may have created.

Quickbooks – Invoicing

The Corporation will now be sending an invoice for Condo Fees to all owners for clarification of the amount, date due and for your records.

If you have paid in advance or if you are on the PAD agreement or sending in your E-Transfer on time your account is in good standing.

We will also be sending you a quarterly statement for your account to show invoiced amounts, payments and general review of your account for your records.

Please expect your invoice in your email at the beginning of each month. 

Sewer - Update

Please be aware this is an evolving situation and thanks to several Board members and staff we have stabilized the system, but it is not repaired.  We do have a few things happening this week to clarify and hopefully repair the system but at this point the sewer is still having to be pumped out by 3 vac trucks a day.  We are asking if you can still be extra vigilant on your water usage.  Once we have further clarification on next steps, we will be updating the Residents

Hornets
We have had several very unpleasant notifications that there are several hornets’ nest in the park we are advising residents to be aware of your surrounding and extra careful not to disturb, several residents have commented on the being in the ground in areas that they would not expect and wanted to put a notice out to all residents of the situation

As many of the items in this email pertain directly to owners, we are asking owners to communicate items that may be of concern to their renters directly to them.

May 30, 2025 Email to Owners

To All Owners;

DC- 10 UPDATE

On May 28th, Country Lane Estates made its presentation to the Foothills County Council for the changes to their governing document associated with the Country Lane Development area - we refer to it by its name - DC-10.  Township Planning (our hired consultant) made the presentation on our behalf as agent, and I fielded questions addressed to the applicant.

After 18 months of effort, including engagement with the County administration , Township Planning and two owner communication and feedback sessions with many board meeting discussions, the work was accepted by the County as thorough and sufficient to render a decision.  The County Council approved, by a majority vote, to accept our proposal and passed the first reading of the bylaw change. 

We are now tasked to write a Master Development Plan Agreement for the revisions to be brought to the County Administration. The council also made it abundantly clear and expects to see in the Master Plan Agreement; the methods CLE board of Directors and administration will use to ensure that owners will not use CLE as their permanent residence. In the past, we have used the two consecutive winters rule, but I felt that the councilors and Development Planning department wanted something a little more structured. The board will explore the way forward (ensure our CLE bylaws, the new DC-10 and the new Master Plan all align and do not have contradictions) with Township Planning and the administration at Foothills County.

While this is underway the CLE board will govern the new DC-10 expectations. 

Thank you to all owners that participated in this effort no matter which side of the discussion you were on - I am grateful for the opportunity to see democracy in action and appreciate the results.

 

TELUS TOWER – Info

At our recent AGM we mentioned that the board was working on a small cell tower installation with Telus.  This tower will be located in the central area of the common property and will provide both stronger cell phone and data capability to the owners that utilize the Telus services. This tower is being installed at no cost to Country Lane Estates and Telus will pay CLE for the use of our power and footprint for the tower.  This is a similar arrangement as to the fee we charge for the current towers Telus has on our clubhouse.

During the effort to engineer the installation it became apparent, after an attempt, that digging or boring the cable from the clubhouse to the tower via the common property behind the affected units was not possible, to facilitate the installation of the cable it was determined that placing it under the road surface was the best option.  To that end Telus will be marking the road running in front of lots 118 - 130 to locate lines and prepare for the construction effort. 

We realize this will be a disturbance for the owners as there will be a period of time when the crews will be working in front of their homes and then another period of time where the asphalt will be under repair and the access to their property will be restricted. When the installation contractor makes us aware of the schedule, we will communicate with the owners to ensure they can manage their activities around this disruption.

We would like to thank the owner that reached out to Telus and raised this poor service issue and got the effort moving forward last year. We look forward to a timely completion of this no cost solution to the poor cell phone service in the park.

CLUBHOUSE DECK RESEALING

Please be aware the clubhouse decks be having some prep and sealing done on them over the next few days, please be aware and adhere to the redirection of entry into the Clubhouse when they are working on certain areas.  They will be doing the deck in stages, the back northwest corner has been started, and they will move around to the front in stages. 

PLEASE STAY OFF THE DECK AREAS THAT THEY ARE WORKING ON
